How Much Does It Cost to Paint a Hallway, Stairs and Landing?

Hallway, stairs and landing is one of the most common decorating jobs we get asked to quote in Stafford — and one of the hardest for homeowners to price up, because it's nothing like painting a single room. Here's what actually drives the cost.

Why It Costs More Than a Bedroom

A hallway, stairs and landing looks like a small area of wall, but the work is slower for reasons that aren't obvious until you're doing it:

• Working at height — stairwells need ladders, hop-ups or a staircase platform. Every cut-in above the stairs takes longer than the same line at floor level.
• Spindles and bannisters — if these are being painted, they can take as long as all the walls put together. Lots of small surfaces, lots of edges, and each one needs prep.
• Cutting in — hallways are full of edges: door frames, skirting, coving, light switches, the string of the stairs. Cutting in is the slow part of any decorating job, and hallways have more of it per square metre than anywhere else in the house.
• Doors — most hallways have four or more doors leading off them. Each one is a separate job if it's being painted.

What Changes the Price

• Walls only, or woodwork too? — walls alone is the quickest version. Adding skirting, door frames, doors and spindles can more than double the work.
• Condition of the existing surfaces — filling cracks, sanding back old drips and runs, or dealing with patchy previous paintwork all add prep time before any new paint goes on.
• Colour change — going from dark to light, or covering a strong colour, often needs an extra coat.
• Paint choice — Farrow & Ball, Dulux Trade and trade own-brands differ in price per tin and in how many coats they need for good coverage.
• Ceiling height — a Victorian terrace with a tall stairwell is a bigger job than a modern estate house with standard ceilings.

How Long It Takes

Most hallway, stairs and landing jobs run two to three days for walls and ceiling, longer if woodwork and spindles are included. Prep usually takes up more of that time than people expect — the painting itself is often the quickest part.
