Why new-build homes need a slightly different approach

New construction contains moisture in materials such as plaster, mortar, screed and concrete. As the home dries, small cosmetic cracks can appear. That does not automatically mean there is a structural problem, but it does mean preparation and timing matter.

Where we are decorating an occupied new-build home, we assess the visible condition of the surfaces, prepare minor cosmetic defects that are appropriate for decorating work and use the agreed paint system for the finish.

Free 6-month settlement-crack revisit

For eligible new-build homes that are 18 months old or less when Tribeca Interiors starts the original decorating work, we include one free revisit approximately six months after the decorating is completed.

At that revisit, we will refill normal minor cosmetic shrinkage or settlement cracks of up to approximately 2mm on surfaces we originally decorated. Where you have retained a small amount of the original matching paint, we can also touch in the repaired area where practical.

What the free revisit covers

  • One revisit approximately six months after our original decorating work.
  • Minor cosmetic shrinkage or settlement cracks in areas we decorated.
  • Cracks up to approximately 2mm that are stable and suitable for normal decorative repair.
  • Refilling at no labour charge as part of the revisit.

What it does not cover

  • Cracks that are widening, repeatedly returning or may indicate structural movement.
  • Water leaks, damp, impact damage or damage caused by other trades.
  • Builder defects, structural faults or snagging items that should be raised with the developer or warranty provider.
  • Damage to areas we did not originally decorate.
  • Full-wall repainting where a local touch-in would not be suitable.

If a crack is wider than a normal hairline cosmetic crack, is getting worse or looks unusual, it should be raised with the builder or warranty provider rather than simply filled over.
